    Prospective Home Buyers Are Now Poised to Buy

    Builder, an online provider of home-building and other related news, recently reported: “In June, 19% of consumers indicated it is a good time to buy a home, up from a survey-low 14% in May.”

    That said, if you have been sitting on the sidelines, you should move quickly to capitalize on this market environment, as there are mixed notions about what the future holds, but “improved supply” (which is where your property could come into play) should make a positive difference.

    Lot Sizes Are Decreasing While Prices Are Rising
     
    The NAHB has recently acknowledged that “close to two-thirds (65%) of new single-family detached homes sold in 2023 were built on lots under 9,000 square feet, which is less than 1/5 of an acre.” That said, in another piece about lots, the NAHB says: “Lot values for single-family detached spec homes continued to rise, with national values reaching a new high in 2023, according to NAHB’s analysis of the Census Bureau’s Survey of Construction (SOC) data. The U.S. median lot value for single family detached for-sale homes started in 2023 stood at $58,000, with half of the lots valued higher and half of the lots valued lower than the median.” What are some takeaways from these articles? First, smaller lot sizes are more common now, whether you are rehabbing a property or engaged in ground-up construction.
